Terms and Conditions

These terms explain how you can use the StayKinds website and services, what you can expect from us, and what we need from you.

1. About us

StayKinds (staykinds.com) is operated by STAYKINDS EXPERIENCES LTD, a private company limited by shares registered in England and Wales under Company No. 17372991. You can contact us at hello@staykinds.com.

In these terms, “we”, “us” and “our” mean STAYKINDS EXPERIENCES LTD trading as StayKinds, and “you” means the person using our website or services.

2. Scope and acceptance

These terms apply to your use of our website and to any travel planning, booking assistance, property-management or related services we provide, unless we have agreed separate written terms with you.

By using the website, submitting an enquiry or accepting a written quotation or booking confirmation from us, you accept these terms. Please do not use our services if you do not accept them.

3. Our services and our role

Depending on what you ask us for, StayKinds may provide travel planning and research, marketing, booking assistance, property-management or co-hosting services, or introductions to independent accommodation, transport, activity and other travel providers.

Our role can vary from booking to booking, and we will make it clear in your written quotation or booking confirmation what we are providing and what an independent supplier is providing.

Where a service is supplied by a third party, that supplier remains responsible for the service it provides and its own terms and conditions may apply to you in addition to these terms. We will share the relevant supplier terms where we hold them.

4. Enquiries, quotations and booking confirmation

Submitting an enquiry, request or form on our website is not a confirmed booking and does not create a contract for travel services.

A booking is only confirmed when we expressly confirm it in writing and any payment required at that point has been received.

Availability, inclusions and prices are indicative until confirmed and can change before confirmation, including where a supplier withdraws or repricing occurs.

5. Prices, payments, deposits and balances

Prices, currency, applicable taxes and fees, deposits, balance amounts and payment deadlines are those set out in your written quotation or booking confirmation.

Payments may be processed by third-party payment providers whose own terms apply to the payment transaction. Bank or card charges and currency conversion costs are your responsibility unless we state otherwise.

Where a balance is not paid by the stated deadline, a supplier may treat the booking as cancelled and cancellation charges may apply.

6. Changes, cancellations, refunds and no-shows

The change, cancellation and refund policy supplied in writing with your individual quotation or booking confirmation is the policy that applies to that booking.

Supplier restrictions frequently apply, and some rates, tickets and experiences are non-refundable or non-changeable. Failing to arrive for a booked service (a no-show) will usually mean no refund is available from the supplier.

Nothing in this section limits any statutory rights you have that cannot lawfully be excluded.

7. Your responsibilities as a traveller

You are responsible for giving us accurate names, dates, contact details and traveller requirements, and for telling us promptly if anything changes.

You are responsible for valid passports, visas, permits and meeting entry, transit and exit requirements, and for obtaining appropriate health and vaccination advice for your destination.

You should satisfy yourself that a stay, route or activity is suitable for your group, including any accessibility, mobility, medical or dietary needs. Tell us about these needs early so we can check what is genuinely available.

We strongly recommend appropriate travel insurance covering cancellation, medical costs, repatriation and your planned activities.

You are responsible for arriving on time for services, for behaving lawfully and respectfully towards hosts, staff, other guests and local communities, for following property and supplier rules, and for any loss or damage you cause.

8. Property owners and partners

If you list a property or work with us as a partner, you confirm that all information, descriptions, images and availability you supply are accurate, up to date and that you are authorised to provide and publish them.

Commissions, payouts, service scope, duties, liability and termination for property-management or co-hosting work are governed by the separate signed owner or management agreement between us. Where that agreement conflicts with these terms, that agreement takes priority for those services.

9. Website availability, accuracy and acceptable use

We aim to keep the website available and its content accurate, but we do not guarantee uninterrupted availability, and destination information, imagery and indicative pricing may change or become out of date.

You agree not to misuse the website, including by attempting unauthorised access, submitting false or abusive enquiries, scraping content at scale, or interfering with its operation or security.

10. Intellectual property

The StayKinds name, logo, page designs, written content and photography on this website are owned by us or our licensors and are protected by intellectual property law. You may view and share pages for personal, non-commercial use, but you may not copy, republish or use our content commercially without our written permission.

11. Privacy and cookies

We handle personal information as described in our Privacy Policy, which includes how we use cookies on this website. Please read it alongside these terms.

12. Liability

We will provide our services with reasonable care and skill. Where we are liable to you, our liability for a booking is limited to the amount of fees you paid to StayKinds in connection with that booking, except where the law does not allow such a limit.

We are not responsible for the acts, omissions or independent services of third-party suppliers, or for losses that were not reasonably foreseeable at the time your booking was confirmed.

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be excluded or limited, including your non-excludable statutory consumer rights.

Being incorporated in England and Wales does not itself mean that any particular travel service we assist with is licensed, approved, bonded or otherwise regulated.

13. Events beyond reasonable control

We are not liable for failure or delay in performing our obligations where this is caused by events beyond our reasonable control, such as severe weather, natural events, fire, flood, epidemic, strike, civil unrest, government or authority action, permission or access restrictions, or failure of transport, utility or communications networks. Where such an event occurs we will keep you informed and work with you and suppliers on reasonable alternatives.

14. Complaints

If something goes wrong, please tell us as soon as possible, and where relevant raise it with the supplier at the time so it can be put right. To complain to us, email hello@staykinds.com with your booking reference and a clear description of the issue, including dates, people involved and any supporting photographs or documents.

We will acknowledge your complaint and investigate it reasonably, keeping you updated on progress and outcome.

15. Governing law and jurisdiction

These terms and any dispute arising from them are governed by the law of England and Wales.

If you are a consumer, you keep the benefit of any mandatory consumer protections of the country where you live, and you may be able to bring proceedings in the courts of your home jurisdiction where the law gives you that right.

16. Changes to these terms and severability

We may update these terms from time to time to reflect changes to our services or legal requirements. The version published on this page when your booking is confirmed is the version that applies to that booking.

If any part of these terms is found to be unlawful or unenforceable, the remaining parts continue to apply.
